Effective construction project management benefits owners by improving the likelihood that a project will be completed successfully—on time, on budget, and without financial or legal difficulties.

The planning and organizing stage is the initial phase in project management. The function of project management entails the development of plans, methods, budgets, and resource distribution. The role of a construction manager does not cease after the work is completed. Rather than that, support in the form of dispute resolution, contract close-out, obtaining and reviewing operation and maintenance manuals, supervising punch list and warranty work, and liaising with government authorities to obtain temporary certificates of occupancy and certificates of occupancy provides significant benefits to the owner at the project's critical conclusion.

If a project issue escalates into a dispute, owners and their lawyers rely primarily on the construction management team to assist them during the claims process. The construction manager is the repository for critical factual and technical data on the project and its progress. As the owner's eyes and ears, the construction manager is uniquely qualified to back or refute a contractor's assertion. The owner's counsel's communications with the construction management team (as owner's agent) are privileged, allowing the owner's counsel to leverage the construction manager's vast experience when crafting legal strategy.
