FREMONT, CA: Modular construction is a cheap solution for building properties in reduced prized areas. This type of construction has changed slowly over the last years as some of the largest companies in the proptech and construction technology spaces have focused on modular and prefab builds. Modular construction is using currently in a variety of high-end commercial real estate projects. Modular construction is another way of building more quickly through the usage of modules that are constructed in a factory and assembled on-site.

The type of module can vary from complete apartments to walls to create more significant elements. Modular building projects can use various kinds of modules, depending on the project. Full units, also known as volumetric or 3D modules, can be linked together, like in the hotel projects described above. In contrast, panel-style or 2D modules are improving, which is used to build offices and industrial spaces.

Low construction waste

Since the modules are fabricating in a factory, it is very easier and also cost-effective to recycle the materials. Around 40% of the landfill waste currently is occupied from construction, and adopting modular construction can help to reduce this. If a building needs to be enhanced, modules should be added. If a building needs to eliminate, modules can be taken apart and repurposed.

Modular construction transforms the project sites far more rapidly than the traditional stick-built construction. The modules are built at the factory, and so is delayed due to weather are not a factor. A modular factory can turn out the units year-round in any weather conditions and can add several shifts to enhance production. Also, once the pieces are brought to the site, they can often be met relatively fast.

Modular Construction and Future

Modular construction is continually changing as new technologies are fueling the innovation. Factories become more efficient and employing AI  and robotics to create modules with speed and precision than ever before. While the construction industry is still going through enhancing pains, it's safe to stay that modular construction will play a  major role in commercial real estate in the future.
