An approach to addressing environmental, social, and governance challenges is manufacturing parts in a factory and assembling them on-site. Prefabricated modular units come in various types, from flat-pack components such as walls to complex mechanical, electrical, and plumbing assemblies.
Off-site construction can now address a range of pressing social and environmental challenges associated with traditional on-site construction.
Construction's environmental impact can be reduced through prefabrication: The amount of construction material that ends up in landfills is estimated to be 25 percent. With prefabrication, materials are used more efficiently, and offcuts can be reused or recycled. The controlled, moisture-free environment in which prefabricated components are manufactured makes it easier to use sustainable materials, such as wood. By building parts of a building off-site, construction managers have to transport less material to the site, which reduces emissions. On-site construction waste means fewer emissions from waste removal trucks as well.
Moreover, the controlled factory environment reduces the potential for human error and optimizes workflows. In-factory construction is not affected by weather delays, and foundation work can be done while modular units are being assembled. These optimizations bring several environmental benefits: Less time spent on construction means fewer carbon emissions from vehicles and reduced heating and cooling requirements at construction sites. Noise and dust pollution at the site can be minimized by bringing in preassembled building units.
It is possible to disassemble prefabricated building units without demolishing them at the end of their lifecycle. Deconstructed modular units are more likely to be reused at other sites because of their standard sizing. There has been a long history of poor safety records in the construction industry. By shifting part of the construction process to the factory and reducing time spent on site, prefabrication reduces the risk of many common workplace accidents. As a result, factory-based construction provides workers with safer and more comfortable working conditions.
