The Impact of BIM on Construction Industry

FREMONT, CA: Building Information Modeling (BIM) has transformed the construction industry, enhancing the design, construction, and project management. The active collaboration and documentation models of BIM have broadened to incorporate expenditure, material management, schedule, maintenance, and operations.

An effective construction project requires thorough evaluation and prudent decisions to achieve optimal results with the lowest possible budget. The cooperation between the numerous teams involved in the project is vital for meeting deadlines and maintaining quality. The integration of BIM allows the project managers to streamline the interaction between multiple systems such as mechanical, electrical, plumbing, data management, and material management. It also enhances communication between contractors and project managers to ensure maximum efficiency.

Several organizations have utilized BIM on both large scale and small scale projects and benefited from it. BIM assists the builder from the designing stage up to the completion of the project. It enables the managers to share the relevant models with subcontractors to ensure smooth design and pre-construction operations.

BIM allows every party involved in the project to access the master model. The designer can continuously update the model with the request for information (RFI). The decision-making process becomes more efficient since everyone is aware of the changes. It also enables the project managers to adapt according to the requirements of the project.

The biggest challenge in construction management is effective communication between different teams involved in the project, namely architectural design, electrical engineering, structural engineering, site engineering, drainage, water, and soil remediation. Engineers and project managers can leverage BIM technology to stay up-to-date with the project plans. They can choose their preferred software and upload data into the master model on the BIM platform.

BIM allows the models to exist in one platform, thus eliminating the need for using different packages or outsourcing the work. The capability of Building Information Modelling to integrate data from multiple sources introduces flexibility, enabling the users to accomplish the design and construction requirements of the project effectively. BIM technology has already evolved to the next level, giving rise to 4D, 5D, and 6D-BIMs, which can incorporate scheduling, cost, operations, maintenance, materials, operation data, etc. Drones in construction integrated with Trimble Business Center (TBC) are also being used to create BIM-ready models to monitor construction and track equipment.
